AUSTIN, TX — Dermatology Medical Partners has renewed and expanded its lease at The Village, a North Austin retail-and-medical center at 2700 W. Anderson Lane, increasing its footprint to 2,568 square feet, a move that adds another specialty-care option within a short drive of the Mueller neighborhood.
The lease renewal and expansion was announced by AQUILA Commercial, which represented the deal and said the added space will bring Dermatology Medical Partners’ total presence at The Village to 2,568 square feet. The Village sits along the Anderson Lane corridor west of I-35, a route used by many Mueller-area residents traveling to nearby services and employers. The clinic’s expanded suite is expected to support additional patient capacity and day-to-day clinic operations tied to dermatology care.
The expansion comes as Mueller continues to develop as a health-services hub anchored by Dell Children’s Medical Center of Central Texas and other outpatient medical offices. Central Health’s 2024 demographic report includes dermatology among the specialist services serving Austin and Mueller, placing skin care within the same planning conversation as other specialty access needs in the area. Nearby, Mueller’s 1401 Philomena medical office project added a five-story, 130,000-square-foot building with a 600-space parking garage and LEED Gold certification, with interior design decisions shaped in part by COVID-19-era thinking about patient waiting areas.
For Mueller residents and nearby North Austin neighborhoods, the lease expansion may reduce the need to travel farther south or west for specialty skin care and may keep more health-related trips closer to home, particularly for families already visiting Dell Children’s and related services. The concentration of pediatric programs in Mueller—including the 160,000-square-foot Dell Children’s Specialty Pavilion housing the Texas Center for Pediatric and Congenital Heart Disease, UT Health Austin Pediatric Neurosciences Program, Children’s Blood and Cancer Center, and the Comprehensive Fetal Care Center—has helped shape travel patterns for families, and additional specialty clinics along nearby corridors can affect where patients schedule appointments and spend time before or after visits.

Dell Children’s growth has included both campus expansion in Mueller and broader capacity additions across the region. FOX 7 Austin previously reported that a fourth bed tower on the Mueller campus added 72 rooms, including new pediatric intensive care unit beds and additional acute care capacity, part of a longer build-out intended to support more complex cases locally. Next steps for the Dermatology Medical Partners expansion will center on the clinic’s build-out and scheduling as the additional square footage is brought into regular use for patients.
